Town Planning Requirement
1. Development requirement
Development must comply with many acts, but the primary tool of development control is town planning act. Under this act, each city and town has a town planning scheme that sets out development provision specific to land within municipal boundary. Land outside of cities and town is subject to the requirement of the general provision administered by the department of town and country planning. For building and new uses with each zone, planning requirement established site layout and building design guidelines that incorporate
a. Permitted range of uses on site
b. Building setbacks from roads and boundary
c. Plot ratio and site coverage
d. Floor levels and building heights
e. Car parking requirement
2. Subdivision requirement
a. The subdivision of land act applies to subdivision outside of any town boundary and in which some or all proposed lost are less than 5 acres (2 hectares) in size.
b. The town planning act general order applies in all areas to large lots subdivision in which all lots are more than 5 acres in size.
c. Minimum areas and street frontages for lots for different purpose

3. Rezoning requirement
Unlike other aspect of development considered by the department of town & planning there are no written provisions that apply to rezoning.
